Why the published ranges are so wide
A £265 to £480 spread on the same two bed house looks like guesswork until you see what sits behind it. Most of the gap is crew size. The bottom of the Bath hourly range, about £30 an hour, is one person and a small van. The top of it, and the £50 to £80 an hour quoted nationally, is two people and a van, rest of UK.
The rest is access. A one bed flat on the level with a parking space and the same flat up two flights off a street with no loading are the same load and a completely different day's work.
